MAINTENANCE SUPERVISOR

CLASS SPECIFICATION
DEFINTION
Under general direction, plans, organizes, coordinates, schedules, supervises, and evaluates the maintenance and repair of District buildings and equipment; supervises, assigns, inspects, and evaluates the work of assigned staff; and performs other duties as assigned.

TYPICAL DUTIES
Receives approved work orders and general priorities from the Director of Maintenance and Operations; reviews work orders and prioritizes jobs by health and safety, convenience, budget, staff availability, and other considerations, personally visits sites and/or communicates with originator of request to assess, plan, and discuss more complex projects
Prepares rough estimates of material and labor costs and work procedures and/or reviews the work sketches and cost estimates prepared by skilled trades workers.
Coordinates work with that of other units, sites, or subcontractors; recommends alternative solutions to maintenance problems, such as subcontracting the work; works with contractors in scheduling remodel projects, new relos, and new school construction
Assesses school needs and assists the Director in preparing District-wide preventative maintenance schedules and long-range planning.
Distributes work orders/assignments to lead workers or subordinates, based upon factors such as trade or skill level necessary, scope of jobs and urgency and workload.
Discusses priorities, special needs or anticipated difficulty of jobs with workers.
Reviews any problems encountered during the course of work by subordinates, providing additional guidance or contacting administrators, vendors and others to resolve difficulties.
Spot checks work in progress and completed jobs for quality and timeliness to ensure that all work meets District standards; ensures that necessary corrections are made.
Orients new workers and assures employee compliance with departmental policies, work practices, and safety standards.
Responds to complaints from sites, ensuring corrections are made or counseling workers, as appropriate.
Trains, supervises and evaluates the performance of assigned staff.
Assists Director in employee selection for maintenance staff, coaches and documents performance and recommends disciplinary action, as appropriate.
Assist Director by developing and monitoring budget for maintenance operations, including planning for long-range improvements as well as ongoing maintenance; makes adjustments to budget for special needs or greater efficiency.
Acts as individual in charge when Director is absent, handling departmental issues and disciplinary problems as appropriate.
Inspects or delegates inspection of the work of outside contractors on maintenance projects; works with contractors to assure correction of any deficiencies, and advises Director upon satisfactory completion of work.
Determines stock levels to be maintained, and approves material for special needs; supervises the ordering and vendor contracts by assigned clerical staff.
Maintains records and reports, including work schedules and completed work orders.
Oversees security and emergency preparedness.
Participates in modernization committees.
Confers with various local agencies and city officials.
Reviews new laws, rules and regulations affecting operations of the department.
Performs other duties as assigned.
DISTINGUISHING CHARACTERISTICS
This is a one position supervisory classification reporting directly to the Director of Maintenance and Operations and supervising all District building and equipment maintenance work and the workers performing it.
EMPLOYEE STANDARDS
Knowledge of: Methods, practices, materials, tools and equipment used in the building and mechanical trades; accepted industry standards, applicable building codes, and safety practices; techniques necessary for estimating work costs; budgetary policies and procedures; and District needs, buildings, equipment, and policies.
Ability to: Supervise a District-wide maintenance program effectively and efficiently; establish priorities and make sound operational decisions; train, assign, supervise, motivate, and evaluate the work of subordinates; establish and maintain effective and cooperative relationships with co-workers, site and District staff, students and others; communicate effectively orally and in writing; explain and justify work procedures persuasively and without alienating others; set student safety guidelines; utilize computer systems as they relate to the various functions of the division; monitor the budget and project and estimate program budgetary needs; plan and estimate maintenance work; read and interpret safety and other regulations, codes, blueprints, and diagrams, and computer screens; and inspect maintenance work with concern for acceptable industry standards and District needs.
Essential Physical and Mental Activities and Work Environment: Sufficient stamina to stand, walk, sit, climb, kneel, crawl, reach, twist, crouch, squat, balance and bend; strength to transport objects weighing up to 75 pounds and occasionally up to 100 pounds depending on workload requirements; mobility to climb and descend ladders; subject to working in high, precarious places; sufficient finger dexterity to keyboard if required, or write, and grasp, push, and pull heavy objects, tools and equipment. Must be able to hear and respond to oral safety warnings and ordinary conversation. Must be able to read and comprehend materials described under "abilities" section, analyze situations, and make sound operating decisions and recommendations.
Must have sufficient mobility to travel between the various sites and move around all types of terrain and climb/stoop over/under buildings in order to assess maintenance needs, work in progress, and completed work; work is subject to exposure to electric shock, poor ventilation, chemicals, fumes, solvents, gases, dust, dirt, odors, noise and vibrations. Work is conducted occasionally in adverse weather conditions, and is performed in both indoor and outdoor environments. Generally the job requires 20% sitting, 40% standing, and 40% walking.
Typical Background: Any combination of training and experience that demonstrates the knowledge and abilities to perform the typical duties. A usual way to obtain the knowledge and abilities would be graduation from high school preferably supplemented by courses in supervision, communication, building codes, or other related areas And at least five years of progressively responsible skilled journey-level work experience in one or more of the skilled trades areas including at least three years of lead or supervisory experience over a crew of skilled and semi-skilled maintenance and construction workers. School district experience is desirable.
Licenses and/or Certificates: Possession of a valid Class C California driver's license. Must meet District vehicle and liability insurance requirements. May be required to obtain job-related certificates after appointment (e.g. power actuated tool, forklift, asbestos etc.).
